IT WILL be a day long remembered for the visit of Prime Minister Recep Tayyip Erdogan to Altinkum - but for victims of a scandalous ‘property fraud’ it marked one of their last in the resort.

While the opening of the £50 million Didim Marina was marked with much pomp, ceremony and fireworks, investors who have found their properties sold from under their feet were mustering their own rearguard action amid much anger, tears, despair and bitterness.

Margaret Macdonald, from Carrickfergus, in Northern Ireland, along with Danish couple Grete and Frede Nordahl spoke for all those who have lost properties because of tapu fraud.

They called on Mr Erdogan to listen to their pleas, radically alter the legislation, offer more protection for foreigner investors and crackdown on those that stand behind the crimes of tapu fraud.



They also embarked on a minor mission to handout leaflets detailing the lack of rights for property investors to foreign tourists thinking of buying in Turkey.

Margaret and the Nordahls are among upwards of 10 foreigners whose apartments at Safir Apartments, in Altinkum, were seized from debt-riddled developer Altan Çetin, who had been sunk by loans of over £200,000.

The majority of the apartments were auctioned off on July 17 and August 7 without the foreigners’ knowledge as the title deeds had not been changed over from Cetin to the buyers who have been strung along with excuses for the last four years.

The apartments, which were bought for between £21, 000 and £40,000 were auctioned off for as little as £9,200 – a fraction of the market value.

Fighting tears, Mrs MacDonald (47), a Barnado’s project co-ordinator, related how she had been forced to fly back to Turkey in a bid to sell off the last remaining bits of furniture during a 15-day window after the auction on August 7.

She invested £24,000 in a three-bed apartment and enjoyed four years of holidays at Safir before things radically turned when she along with other heard that the properties were being sold off.

She said: “It was my golden nest egg, something I had invested after much research. But that is now turned into a nightmare. I feel stupid and angry, sad and full of tears because of the fact it has been taken off me.”

Her despair and anger has also been overshadowed by a close relative’s serious illness in Northern Ireland. She said: “I should not be in Turkey wasting energy on fighting for the property I bought five years ago.

“I have had many sleepless nights since hearing that property was auctioned off. I am a normally happy-go-lucky person but this has been devastating. It was my perfect little place but the dream is gone. I don’t want anything to do with Turkey when I leave this country.”

In her desire to do ‘something positive’ she printed off a number of  leaflets outlining the pitfalls of a ‘perfect sale’ and with the aid of the Nordahls handed them out to boat tripprs returning from a day excursion. She was able to discuss their plight with a number of people.

Afterwards she said: “I feel a bit better, but the anger and hurt remains and probably never will leave. Even though I do not think Cetin is an evil man, there are still many questions that have to be answered.”

Cetin has now been transferred to a prison in Denizli six hours away where he awaits charges on a separate fraud case.

Mrs MacDonald is scheduled to fly out Monday – yet another victim crushed and destroyed by an unscrupulous property developer.

The Nordahls, speaking through their daughter-in-law Vicky Mathiesen, from Horsens, in Denmark, said: “We are all very angry, very hurt and disappointed at the way we have been treated.

“We are very despondent and are angry that we, along with the other victims, that we have lost our apartments. We feel that there are not enough rights and protection of foreigners in Turkey.”

The Blue Sea Real Estate mentioned in the news entitled “No Tapu No Security” last week is in no way connected to the estate agency with the same name,owned by Erkan Sever in Çamlık Mahallesi 427 Street Akad Apt. No.2.

The resort that can turn around and genuinely say they have stamped out corruption will be the one to benefit, There are so many people wanting to buy in Turkey but have decided not to because of the corruption, Altinkum must remember that many of these fraudulent deals are now being well publicised in the UK press, some have also been on television with Altinkum specifically mentioned.
Many that have bought are looking to sell up and get out as they have had enough.
Come on Altinkum...wake up! and get it sorted!

Yes, Blue Sea Real Estate mentioned here was owneship of Semih Erdem who also manage hotel "Altinersan". He kinda close agency near "Suer" restoran couple a years ago, but continue to operate as agent and builder.
"Dream Team" were Mutlu Cengiz lawyer - avucat (lost licence couple years ago), Semih Erdem manager of Altinersan and owner of Blue Sea Real Estate, and Altay Cetin builder and former owner of concrete factory. A lot of other lawers in Altinkum have files and files about this "Three Musketeers".

I am wondering who the buyers’ signed the contract with.

What is real estate’s job in Turkey?  What does the law says?

I believe there is a contract that buyer signs and that is the most important part you should focus.

The real estate’s job is to introduce a property to buyer, that’s it.

In this case the seller is Altay cetin

I heard that he was a reputable builder and construction material seller in altinkum when he was selling his off-plan properties in 2004. That was not his first construction by the way there was a first one nearby and finished and all sold smoothly.

So real estate person in this case Sammy selling some properties off-plan in 2004.

Common! Ask some questions to your self now…

Was the builder reputable? Yes

Did he build another block? Yes

How was the quality? Excellent for the value of £13,000.

How many apartments the real estate Sammy sold from this first block? As I know 5 for £13,000.

So the rest was sold by other estate agents correct? Yes

How about this new block

When did the construction started? 2004 I guess

Did the buyers pay all amounts when the construction started? Some yes , some according to payment plan.

I guess the contracts would show the payment plan? Yes

Was Sammy the only real estate person selling these apartments? No, there were other agents selling the same block.

Was this the only building Sammy sold? No, He sold many apartments in this area and also his own construction?

How did he do with those sales? Everyone had their deeds very quickly.

Who did the military application for his customers that the deed transfers so quickly? Mutlu cengiz

Mutlu cengiz???  yes , lawyers  takes care of the military application but the builders give them the necessary documents like deed. He must have been lucky that his papers came quickly before the law was canceled.

So coming back to safir apartment ; did the builder run away with the money he got and not completed the building? No, he did not run away; he has completed the building on time I guess april 1st 2005.

In such a sort time? Yes , because he has all the materials and everything.

Up until now all seems all right.

Did any resident move into apartments? Yes, almost all residents move into apartments that year.

So what went wrong? I guess law was canceled; therefore, the military applications could not be done.

Who was responsible doing military application and checking all the procedure? Off course, the builder and the buyers’ lawyers.

What kind of paper does the lawyer need to apply for the military paper? As I know the deed copy and the buyer’s passport copy.

It is quite a long time; why could not the builder transfer the deed during this time? I don’t know; that is a question to be asked to the builder, but my personal opinion; law was canceled several times and he was too busy with his financial problems.

What do you know about his financial problems? The only thing I know was the mayor of Didim wanted to shutdown his concrete station; it all started then and lots of unknowns after that.

As I know the apartments went on sale first time in 2008 summer? What happened then?
