Grouting. It might not be something you give a lot of thought to. It’s the hard sealant that goes in the gaps between tiles and creates a smooth surface. Most people have it in their bathrooms. Many here in Didim also have tiled floors throughout the house and tiled balconies and roof terraces, tiled roofs, or tiled swimming pools, and therefore also grouting. Who knows how many miles of grouting there are in an Altınkum residential street?

In time, with cleaning, wear and tear, and exposure to the elements grouting can start to look a bit grotty. If you’re brave, you might have tried scary Turkish cleaning agent tuz ruhu (hydrochloric acid) to give it a bit of sparkle – watch it fizz! Very satisfying…

But grouting is not just there to look nice. It also creates a waterproof barrier around the edges of your tiles. When it starts to look grotty or wear away, it’s not just an aesthetic issue. It can cost you hundreds of liras in repairs.

Laura Bower, property manager for Realty World Kıyı Gayrimenkul, explained: “This season I’ve seen property owners and complexes facing enormous bills due to eroded grouting. It can seem unimportant, but if you haven’t had your swimming pool sealed at the start of the season, water leaking between the tiles can run up huge water bills, and worse still, damage the foundations of your building and cause dangerous subsidence.

“Not maintaining the grouting on balconies and roof terraces can lead to cracks forming on the exterior of your property. With today’s wet winters, rainwater gets into those cracks and then into the actual structure of the building. And currently I’m dealing with the insurance company of an owner who had a tiny leak in their bathroom. They didn’t even notice because the dripping water was disappearing into the gaps between the bathroom tiles, so no tell-tale puddle on the floor. Those drips were slowly flooding the property below, and the owner only found out months later, by which time their ceiling and walls needed major repairs!”

The facts

Grouting and sealants act as protective barriers. Over time, they naturally develop gaps due to sun exposure, corrosive cleaning agents, temperature changes, building movement such as natural shifting over time or earthquakes, moisture and humidity, salt air in coastal areas, and general ageing. Once these sealants fail, water can slowly penetrate walls, balconies, bathrooms, terraces, and window frames.

Hidden damage water can cause

Many leaks are not immediately visible. Water often enters gradually and causes damage behind the scenes before any obvious signs appear. Common problems include damp patches and mould, peeling paint and bubbling plaster, swollen woodwork and damaged furniture, corrosion of metal components, damage to neighbouring properties, cracked render and exterior façade deterioration, electrical risks from hidden moisture, and expensive structural repairs over time. Unresolved water ingress can also lead to disputes between neighbours and unexpected communal repair costs.

Window sealants are often overlooked

Sealing around windows and doors is one of the most neglected parts of property maintenance. Even high-quality sealants eventually lose flexibility and separate from the frame or wall. Small gaps may not seem important, but wind-driven rain can force water into tiny openings. This is common during winter storms and heavy rainfall. Warning signs include drafts around windows, water marks below window frames, black mould near corners, cracked or discoloured silicone, and loose or separating sealant lines. Professional resealing dramatically improves waterproofing and also improves insulation and energy efficiency.

Bathrooms and exterior tiled areas are particularly vulnerable because grout is constantly exposed to moisture and movement. Over time, grout becomes porous, cracks develop between tiles, and water begins reaching the substrate underneath. By the time tiles start lifting or leaks appear downstairs, extensive waterproofing work may already be necessary. But routine regrouting and resealing is far cheaper than replacing damaged tiles, ceilings, plasterwork, or waterproof membranes.

Prevention is always cheaper than repairs

Many owners postpone maintenance because the problems seem minor. In reality, preventative maintenance is one of the smartest investments you can make. Regular inspection and resealing can extend the life of bathrooms and exterior surfaces, prevent costly water damage, protect property value, reduce long-term maintenance costs, improve appearance and cleanliness, and give peace of mind during winter weather.

Holiday properties are especially vulnerable because small leaks can go unnoticed for months. A tiny gap can become a major repair issue by the next visit. For overseas owners, arranging periodic inspections and preventative maintenance can help avoid unpleasant surprises and emergency repair bills.

Grouting and sealants may seem like small details, but they play a critical role in protecting your home from water damage. Replacing sealants before problems develop is a simple maintenance step that can prevent major expenses later on.
