Across Türkiye, housing rents increased by 25% to 50% in the first half of 2025. While Istanbul saw an average increase of 30%, İzmir 25%, and Ankara 27%, Didim is following a similar trend.
According to Hepsiemlak data for July 2025, the average monthly rent in Didim is:
Studio flat: ~16,000 TL
1+1 apartment: ~17,800 TL
2+1 apartment: ~26,700 TL
3+1 apartment: ~29,000 TL
Listings on Emlakjet show daily rents starting from 1,850 TL and reaching up to 50,000 TL — especially in prime summer areas, short-term rents can vary significantly.
Endeksa reports a 0% annual rent change in Didim, indicating that long-term contracts remain relatively stable. However, high demand for short-term and holiday rentals during summer pushes prices up.
In popular districts like Altınkum and Mavişehir, seasonal rentals are expensive. Potential regulations encouraging long-term rental contracts may affect prices. Moreover, the rising exchange rate makes rents in Turkish Lira more costly for foreigners.
In short, nationwide rents are increasing, but long-term rents in Didim remain stable. However, seasonal and holiday rentals are pricey. For expats: long-term contracts are still affordable, but short-term stays are costly.
